  • Implement all the decisions of the body corporate and the committee.
  • Assist with the implementation of the body corporate by-laws. (CMS)

  • Convene and attend the AGM
  • Prepare and distribute AGM notices and committee notices for the elected number of meetings per year
  • Call nominations for the positions of executive and ordinary members of the body corporate committee each year in preparation for the AGM

  • Lot improvement

Financial
Services

  • Prepare financial accounts for meetings
  • Assist the auditor where necessary, on behalf of the body corporate
  • Prepare draft annual administrative and sinking fund budgets for the committee’s consideration

Levy

  • Issue levy and other contribution notices
  • Issue notices of overdue levies, as instructed by the committee, after due date for payment
  • Pay contractor invoices

  • Provide advice in relation to the building’s maintenance and other general matters
  • Facilitate quotations as requested by the committee
  • Maintenance responsibilities and duties relating to the common property
